The fine print
A surcharge of EUR 20 applies for arrivals from 19:00 until 22:00, while check-in after 22:00 costs EUR 50. All requests for late arrival are subject to confirmation by the property.We regret to inform you that, unfortunately, at the moment, the view of the Grand Canal from the apartment is blocked by a scaffolding until the end of May '25.
There are works in progress in order to repaint the external plaster, there is no renovation work and the external noise is not excessive.
The applied rate includes a discount for the inconvenience already.

Ve-nice apartment is fantastic. We liked so much about it. * the staff communication is excellent. Also a staff member met us at the property. He showed us the apartment. He also gave us pointers on places to go and things to see. * the location is directly next to the s. Stae vaporetto stop. Truly STEPS away from it (like 60 steps). It is also easy to walk all over Venice from this location. * the bedrooms are in the back of the apartment so it is quiet. You do not hear the noise from the grand canal while in the bedrooms. * the apartment is very large and comfortably laid out. We had 4 people. We used 2 bedrooms. It was perfect. * the kitchen is well appointed and easy to cook in. * the apartment is beautiful. The art and decoration are lovely. * we visited in the winter. It was cold outside. The apartment is very warm and comfortable. * we loved looking out into the grand canal that is very special. * there are many local restaurants nearby. * we recommend the coffee shop : boresso. It’s independently owned and very good. * we also recommend: al grill for dinner. It’s a steal house but the chicken is amazing. Also the desserts were amazing. It’s a small ma and pa restaurant and was a treat. * this apartment is magical and we would stay here again in a heartbeat
