The rooms are really nice and very comfortable, with great facilites which are all clean. The pool, gym and laundry room (all free) were a great addition. They rent bikes each day, just made sure you get there early enough or the will go.

It's a nice place with a comfy bed, spacious bathroom, equipped kitchen and balcony on the 2 floor, in the last building next to the fence and locals with "jungle" so everything is nice and green. The condo is called Ophelia. We always travel with earplugs so I'm not aware of any particular loudliness. The communication with the host was great, we checked in ca at 11:30 AM (self-check-in/key box)), and when there was a problem with the water they reacted quickly. You can use common areas, a gym, a large pool, and sunbeds. There is security at the gate. I believe you can rent/use also bikes but when I was asking about it at reception, they had only 1 left so we did not use it. But - you can rent a bike on Av. Coba - just look for bikes. The condition of bikes is questionable, but you can choose which one you like and prefer. As of 2/24 it's 200 MXN bike/24 hrs + you need to leave your ID/passport as a "deposit" - yes, I was told it is common there, so I'd recommend bringing both. I'm not sure if they accept a driving license as a deposit. There are many restaurants nearby and a big grocery store Selecto Chedraui on Av. Coba. When you want to visit the ruins and beaches, I recommend rent a bike, entering the ruins from the main road (Cancun-Tulum) entrance, going thru the parking lot, in the inside area you buy 2 tickets, the first is paid by card, the second in cash (locals preference), and certainly take your bike with! because you can exit the site from the other/beachside and continue to visit every public beach.
