The fine print
1. Acceptance: Making a reservation implies acceptance of these terms and conditions.
2. Personal Data: The information provided will be stored on a secure server, accessible only by authorized staff.
3. Occupants: The client must respect the maximum number of guests allowed in the reservation. The room rate is the same for 1 or 2 guests. If more guests stay without authorization, a penalty of €100 per night per additional guest will be imposed.
4. Cleaning: Rooms will be delivered clean. Guests are expected to leave them reasonably tidy and free of food remnants.
5. Furniture: Furniture and decorations must remain in their original place. Charges may apply if this condition is not met.
6. Modifications: We reserve the right to change the assigned room to a similar or better one at no additional cost.
7. Security Deposit: A deposit will be requested via credit or debit card, which will be released within 14 days after check-out, provided no damages or excessive dirt are found.
8. Cancellation Policy: Cancellation conditions vary depending on the type of reservation. Please consult the details in the booking confirmation.
9. Check-in Time: Check-in is between 3:00 PM and 12:00 AM.
10. Noise: No disruptive noise is allowed. Breaching this rule may result in the termination of the rental agreement without compensation.
11. Bank Transfers: Any bank fees related to international transfers will be borne by the client.
12. Check-out Time: Check-out must be done before 11:00 AM. Delays may result in additional charges.
13. Safe: Each room has a safe. We are not responsible for valuables not stored in it.
14. Surveillance and Security: The property has surveillance cameras in common areas. By staying, guests accept these measures as a condition of their stay.
15. No Smoking: Smoking is strictly prohibited throughout the accommodation. Violating this rule will result in a €100 fine.
16. Pets: Pets are not allowed on the premises. Violation of this rule will result in a €150 fine per day.
17. Noise Meters: The accommodation is equipped with noise meters to ensure a peaceful environment. Guests are expected to maintain moderate noise levels, especially between 10:00 PM and 8:00 AM. Violating this rule may result in warnings or, in case of repeated offenses, expulsion from the property.
18. Internet Connection: Guests must delete their network credentials from their devices before leaving. The accommodation is not responsible if guests fail to do so.
19. Room Cleaning: Stays of 5 days or more may request a cleaning service at no extra charge.
20. Behavior and Conduct: Guests are expected to behave respectfully. Inappropriate behavior may result in immediate expulsion.
21. Common Areas: Common areas are available for all guests. Please keep these areas clean and respect the furniture and equipment provided.
22. Restricted Access: Only registered guests are allowed to stay on the premises. Failure to comply with this rule may result in the expulsion of the responsible guest, without the right to a refund.
23. Maximum Price: The maximum price per room is €500 per night.This property will not accommodate hen, stag or similar parties.

The rooms are in a quiet building. You can also hear people speaking from other rooms. Our room was smaller than it seemed to be in the pictures on the website where we booked. However, everything was clean and comfortable (bed, sheets, showers, bathroom products). The location is great, close to Opera metro station (and Opera theater) and Gran Via/Plaza Mayor.

Le Petit Palü-Ópera is located 3 minutes walk from the metro station "Opera", which is very convenient to visit museums and train stations. The pension is on the 2nd floor in the traditional old building of Madrid, but once getting inside the pension, all interior is modern and clean! The room was modern and clean with good quality of bed matress and tea/coffee making facilities (Kettle, tea bags & Nescafe sachets) are provided. The date I arrived Madrid was when Spain was under the state of emergency with the nationwide electricity outage. I was on the train from San Sebastián to Madrid when the blackout struck the country. The train was stranded in the middle of nowhere, about 130 miles away from Madrid. While I was locked-in the train carriage for almost 10 hours, the pension owner was kindly in touch with me via WhatsApp and gave me kind instructions how to get inside the pension when I arrive in Madrid at the mid night. Le Petit Palü-Ópera is not only offering the very comfortable stay at the modern and clean room and facilities, but also the owner of the pension is kind and supportive who gave me a great comfort while the disruption.
