IMPORTANT NOTICE:
NOTE: DO NOT CONFIRM YOUR BOOKING IF ANY OF THE GUESTS ARE UNDER 35 YEARS OLD.
The guest has some obligations if he/she accepts this booking. Please read carefully and accept this booking ONLY if you agree with everything. In case you do not agree, please DO NOT book this flat.
1. Check-in time is from 16:00 to 20:00h.
a. If you wish to check-in later than 20:00h and until 00.00h there is an additional charge that you must consult beforehand because it varies according to the flat.
b. After 00.00h it is not possible to check-in.
c. The late check-in service is provided by an independent company, so it must be requested and paid for before 20:00 the day before your arrival.
d. For bookings with same day check-in it is not possible to contract the late check-in service, so the latest check-in time is 20h.
e. In case of non-compliance, the totality of the reservation will be lost, not being able to access the remaining days as it is cancelled in its entirety.
2. Mandatory payment of the deposit:
a. We remind you that the payment of the damage deposit corresponds to your reservation and accommodation, and must be made fourteen days before check-in.
b. If your booking is made less than fourteen days before check-in, payment by bank transfer is compulsory on the day of booking.
c. The following are the bank details where the transfer should be made: IBAN: ES57 0128 0780 5301 0014 3963 - Bic/Swift: BKBKESMMXXX - Holder: Apartamentos Turísticos - Concept: Name and booking number * Deposit. Amount: Consult the amount in the conditions of your reservation.
d. The payment of the deposit must be made by BANK TRANSFER. If the booking is made on the day of arrival, it must be made by IMMEDIATE BANK TRANSFER or CASH IN CASHIER'S DEPOSIT.
e. Likewise, we inform you that the deposit will only be considered paid once we have received the deposit, not being valid the provision of a bank receipt in any case.
f. In case of non-fulfilment, the totality of the reservation will be forfeited and the remaining days will not be available as they will be cancelled in their entirety.
3. Minimum age of 35 years for ALL guests:
a. All guests must be 35 years of age or older to have access to the flat.
b. No changes can be made to guests notified by you at the time of booking.
c. All guests must send us ID or Passport to prove their age.
d. This property is not suitable for stag or hen parties or similar parties.
e. IMPORTANT NOTE: IF ANY OF THE GUESTS ARE UNDER 35 YEARS OF AGE, DO NOT BOOK THIS APARTMENT!!!!!!
4. DNI and Passport: By law and company requirements, all guests need to be identified with a valid DNI or Passport and this information will be sent to the National Police.
5. Pets:
a. You must inform us in advance if you are bringing a pet and there is always an additional cost per pet per night.
b. The pet must pay for the entire booking regardless of the number of days it stays overnight.
c. In case of non-compliance, the entire deposit will be forfeited.
6. Additional persons:
a. It is important that you select well the people who are going to be accommodated, as there is an exhaustive control on this aspect.
b. Any additional person not included in your booking must be paid for at an additional cost.
c. In case of non-compliance you will lose the totality of the deposit.
7. Check In
a. It is compulsory that the owner of the reservation is present at the time of check in.
b. The check in cannot be transferred to a third person, regardless of whether he/she is a guest or not.
8. Return of Deposit
a. The deposit is refunded from 8 to 14 working days after your departure as expressly stated in your Booking.com terms and conditions.
b. For the refund of the deposit it is essential that you request it by writing to Booking.com sending all bank details such as account holder, bank IBAN, SWIFT and booking number. Without this information we cannot refund the amount because it is required by the financial institution. Until this information is sent we cannot refund the deposit.
c. Failure to comply with the rules or damages will result in the loss of the deposit automatically without the right to a refund.This property will not accommodate hen, stag or similar parties.

“Beautiful apartment, great location, complicated check in and huge deposit”

Very comfortable, every room has its own shower and toilet. Some are smaller, but all are clean and it is nice to have your own bathroom. For us the location was located perfectly. Everything was clean. Apartment looked like the pictures.

I recently booked the Premium La Latina apartment rental in Madrid through Booking.com for a group of 12 people during a city break. While the platform made it possible to arrange our stay, several issues arose that left me with mixed feelings about the experience. Below, I’ll outline these concerns in a polite manner, as they significantly affected our trip on its beginning. Unexpected Relocation One of the most frustrating aspects was an unexpected relocation to another apartment, which was only communicated to us when check-in time began. This last-minute change was inconvenient, especially since the new apartment was situated outside the city center. For a city break trip, this shift disrupted a little bit our plans and added stress to what should have been a smooth start to our stay. High Deposit The rental required a deposit of 2,000 EUR paid in front, an amount that exceeded the cost of the rent itself. To Booking.com’s credit, this was clearly stated in the rental rules on their site. However, such a high deposit—larger than the accommodation cost—feels excessive and could discourage other travelers, even if it’s transparently communicated. Enormous Late Check-In Fee Another issue was the late check-in fee of nearly 400 EUR for arrivals between 8 pm and midnight. What makes this particularly striking is that the standard check-in process appeared to be fully remote: keys were collected from a locker box at the apartment’s front door, and all support was provided via phone, with no staff present. For a service that appears to require no additional effort from the host, this fee seems unreasonable. In fact, it was cheaper for me - as the owner of reservation - to rearrange my travel plans and book an earlier flight to avoid this cost, which highlights how ridiculous the fee feels in practice.
