Access to all areas of the guest house is via steps/stairs. As such, the property may not be suitable for guests with limited mobility.Please note that two rooms overlook the main road. Room 2 has a standard king size bed, all other rooms have standard size double beds.Please note the check-in is between 15:00 and 18:00. Please contact the property if you are unsure of your arrival time.Each room is individually themed and the room that you book will be the room that you stay in.Please inform in advance of your expected arrival time. You can use the Special Requests box when booking, or contact the property directly with the contact details provided in your confirmation.

Hosts were great - friendly, helpful, and even forwarded the toothbrush charger we left in our room. Good breakfast freshly cooked, with choice of cereals, fruit, and yoghurt. Short walk in to either bowness or windermere, and the parking was a life saver (there limited parking in bowness and windermere villages)

Lovely stay for one night with a very warm welcome. Breakfast was delish and everything as expected. Ideally placed within the town. Definitely recommend.
