Kerb appeal - amazing looking property. Well presented, stands out from surrounding properties Communal areas - very well kept, very clean, decor is brilliant with loads of signs, trinkets, etc about but in a very tasteful way Licenced and bar fully stocked - do not serve draft beer/lager/cider, these are in cans but cold. Stairs to rooms can be quite steep but it's an old building so you expect this. We were in room 7:- Room was small but very sufficient for our stay. Room was very clean and well presented. Bed extremely comfortable, lots of storage (2 x wardrobes with plenty of coat-hangers) and plenty of drawers. Tea & coffee making facilities with a 2 x complimentary biscuit bars (eg. penguin). Tea & coffee's can be restocked for £1 from the bar. Complimentary toiletries sufficient for the stay. Bathroom very clear with walk in shower, toilet and wash basin. Sufficient amount of plug sockets Hosts... Well, no words could explain just how amazing Karen and Paul are. They are so friendly. Go above and beyond to take time out to chat to you. Most people would expect this level of service anyway but the time they gave us and how friendly they were, it really stood out from other places we had stayed at. Breakfast... This was NOT included in the price we paid which I was fully aware of. This was an added option at time of checking in and not a compulsory addition. Various choices and you paid for what you wanted. Breakfast times were staggered, obviously to avoid everyone turning up at once. We opted for the full English breakfast for £10 each which included the usual full continental breakfast, cereals, full english breakfast, toast, tea, coffee, orange juice. For the £10 breakfast, this consisted of:- 1 x back bacon 1 x sausage 1 x fried egg (actually cooked to perfection by Karen!) Baked beans Tinned plum tomatoes Mushrooms (these were lovely) Hash brown Black pudding Well worth the £10 for breakfast.

Room 1 was super comfy, the bed was fabulous and there was everything you would need, immediately to hand - even down to cotton wool pads, a proper hairdryer with nozzle and a 'super-easy to navigate' TV. Karen and Paul made me feel like one of the family and were able to give great recommendations. I'm vegan and have no expectations of being catered for. They, however, were genuinely interested in making a huge effort to fill me up with vegan goodness at breakfast. I had a wonderful 3 nights and will head back if I'm staying in or around Blackpool. You guys rock!!!! x

We loved our stay at Birch Villa! Karen & Paul made us feel welcome from the moment we checked in. Spotlessly clean property throughout. Bar avaliable, with good priced drinks. Breakfast served every morning was so tasty! There are many breakfast options avaliable (full English, lighter options, vegetarian, cereal etc). Karen & Paul make sure you're well catered to & definitely know how to make a great pot of coffee - something which I was glad of in the morning! We stayed in the King Size room, and it exceeded our expectations. Tea/ coffee tray with chocolate biscuits, a comfortable king-size bed with plenty pillows, cosy 2 seater sofa, large TV and a chest of drawers & wardrobe with lots of space & hangers. Bathroom is small, but we expected that from the pictures - it does the job. It was clean, with fresh towels, free toiletries and a great power shower! Location of the property is great. Easily accessible to all that Blackpool has to offer, with the closest tram stop at the top of the road (St. Chad's Road). We come to Blackpool every year & this was our first time staying at Birch Villa and it definitely won't be our last! I will be recommending this property to our friends & family.
